Richard Rowe has been managing our own condos under the banner of “Fun & Sun” for 20 years. Over that time, we have built up a lot of repeat customers and 5-star ratings to the point that we have near to 100% occupancy in our own condos. And this is because we believe in customer satisfaction. Keep the customers happy, and the business will almost take care of itself. Much of this is because I practice what I preach. In my various professions and qualifications, I am a professional civil engineer (UK), I have an MBA, and I train major corporations in Customer Satisfaction. I learn from almost every guest as to what they perceive makes a great condo, and a great vacation. As a result of great customer satisfaction, we get some of the highest returns on our properties for Fort Myers Beach with near to 100% occupancy. When I talk to other owners, and compare results, my own condos are earning nearly double what they have done with other property agents; and yet my commission rate is probably one of the lowest on Fort Myers Beach. But that is because I am focused on my guests and owners satisfaction rather than on my own profit. And yet I hear a lot of complaint about other rental agencies, where their own profit seems to be the main focus and the owner is a poor second.

As an example, I took on a condo in 1999 from another agency, as the owners had made $4000 the previous year, had bad guest reviews, and the previous property manager listed their property as a “difficult rental”. In their first year with me, we are on target to exceed $35,000 with 5-star reviews; and there is still a lot of room for improvement as that is still only about 50% of the revenue of my other condos.
