We want all our guests to enjoy our rental properties and have a great time at Fort Myers Beach. Most of you are on vacation and want to relax and have fun. We strive hard to ensure this happens; and the great majority of our guests provide us with very high praise in their 5-star feedback and reviews. We do have to have
- rules such as our guest contract so as to be able to deal with the very few situations that might cause concern.
- Rental policies, so that everyone knows how we operate, so that you can have a great vacation.
- You must accept the contract as part of the reservation process; and we may require a signed copy such as by Docusign
Covid-19
We will follow the Lee County requirements for new reservations dated May 18 2020. This currently limits guests arriving before June 18 2020 to be Florida Residents (so able to prove a Florida address and not book using an out of state credit card; we do accept other forms of payment such as check, Venmo, Zelle, etc)
Reservations / Bookings
- Most of our rental properties are legally required to rent for a 7-day minimum period. For these properties, if you want to stay for less than 7-days, and that is up to you; but we must legally record a 7-day minimum rental period.
- For much of the year, in order to provide our guests with the maximum availability, we typically restrict check-in and check-out to Saturdays only. There are a few times in the year, typically August and September when we might relax this rule.
- What is definite, is that you will save money by booking direct with us rather than going through an on-line agency where you will have to pay their booking fee.
- And if you want to reserve again for next year, please do this ASAP as all calendars are open to general public inquiry 12-months ahead. So your week for next year will open in about 2-3 days time.
What’s Included
- These are fully furnished properties – so home from home. You just need to bring your swimwear and sort out your meals
- Full kitchens with oven, stove top, microwave, coffee maker (typically filter type), fridge / freezer with ice maker; blender; pots / pans, cookware;all cutlery, plates, bowls, etc
- Bedroom/ Bathrooms include all sheets and towels
- Cable TVs (generally in every bedroom) and free wifi
- One parking space per accommodation, though some accommodations have Guest parking
Fees, Payments & Cancellation
- We try to keep our fees and payment system as simple as possible. This attempts to avoid lots of hidden extra costs. The end result is lower costs for you and more reservations for us!
- Rental rates are generally displayed per week.
- High Season is between Christmas and Easter, with the Highest season around March when most Spring Break occurs. Low season is for the rest of the year except a slight peak at July 4th and Thanksgiving.
- Your total is made up of:
- Weekly rate
- Cleaning fee
- Security deposit or damage waiver fee (damage insurance)
- Travel / Cancellation insurance (optional)
- Local taxes = 11.5%
- We accept payment by mailed Check payable to “Fun&Sun Property Management LLC”, Zelle, Venmo or Credit card (Not Amex)
- We collect 25% of your total payment to secure the reservation; and the balance at 90-days before arrival
- We operate a strict but fair cancellation policy where we try to manage our risks and expect the guest to manage theirs (such as through the purchase of travel insurance). This is set out in our contract as follows:
- If the Guest cancels their reservation, Manager will review each situation on an individual basis. In general, Manager will return all fees except $100 administration fee if we are able to rebook the condo for a similar price for the cancelled period. So the earlier we are informed of the need to cancel, then the more likely we are to be able to re-advertise and re-book the property. Currently our properties are very popular, and we maintain near to 100% occupancy; so we have a high chance of re-booking if the guest informs us as early as possible. Manager strongly suggests that the Guest considers the need for purchasing travel insurance such as for the risk of cancellation.
Renter Restrictions
- We try not to impose too many restrictions on who may come as we want you all to have a great time:
- Most of our properties are No Smoking and No Pets (some condos do allow owners to have pets; so please do not think this also allows guests to do so as well)
- Whoever signs the contract, must be part of the group staying at the accommodation; and must be at least 25 years old
- Every group staying at the accommodation must meet the definition of “a single family, nonprofit housekeeping unit, such that there are not more than four adults who are not related by blood, marriage, or adoption.” (Bit of a mind bender but that is the local regulation)
Check-In
- Check-in is kept as effortless as possible
- Typically, we will send you all the access codes and arrival instructions after you have made your final payment
- Check-in is targeted at after 4pm in order to allow our cleaners time to finish their work.
- We do try to accommodate earlier arrivals so you can start your vacation early; but much depends on our cleaning schedule for that week and when the previous guest departed. Even if we haven’t finished cleaning, we can usually allow you to drop your bags, and then go off to shop, enjoy the beach or lounge by the pool, as long as you give the cleaners unhindered space to finish their work.
- Some accommodation have a car park gate to get through; and we will send you a code so that on your first arrival, you can contact us from the gate and we will open the gate remotely. After that first entry, you must then use the magnetic gate cards that are stored in the accommodation. We may ignore unscheduled calls from the gate after that first arrival day.
- It will assist us if you will let us know
- what time you estimate your arrival
- provide a convenient cellphone contact for your group
- text or phone us when you are close (5 mins away) to arriving at the car-park gate, so we can be ready to let you in
- Our inspectors will look for any damage before you arrive; but do let us know on arrival or any time during your stay, about any damage or other issues. Typically you will not get charged, especially if you have damage insurance, and it will allow us to get the issues fixed before the next guest arrives (so pay it on, so you can have a great vacation too!)
- It will assist us if you will let us know
Check-Out
- We just need you out by 10am on your last day; so that our cleaners can get to work. If you anticipate leaving early, then please let us know early, as that assists us with our cleaning schedule, to accommodate the next guests
- Our inspectors will check the accommodation; but it will assist us if you let us know of any issues so we can get them fixed and make any claims against your damage insurance.
- Just leave the keys (and any car park gate cards) on the kitchen counter; and lock the condo door as you leave.
During your Stay
- Please just treat the accommodations with respect as if this was your own home. We want you and everyone else to have a great time! Some of the neighbors live here year round and this is their home.
- So please keep the noise down
- Wash off sand before you enter the building
- Don’t store things outside the front door
- No parties
- No Smoking anywhere in the properties including the lanais
- If you move furniture then please move it back before you leave
- Conserve power – keep the Air-conditioning between 74-78 (if you run it hard, it will freeze up and then you will have no A/C)
- Please be careful what you flush down the toilet. Most condos are on a common down pipe; and if you block it, you may end up overflowing with other people’s waste water!
- Just relax, enjoy the beach and have a great time!
- Fort Myers Beach is an annual nesting area for Loggerhead turtles and occasional rarer species. These are threatened species that are protected by law. Officially Turtle Season is May 1 to Oct 31; but some turtles may arrive early. Peak egg-laying season is June /July with the female turtles returning about every 11-15 days to lay over 100 eggs each time; so maybe over 1000 eggs in a season. Every hatchling is precious as, with all the perils, only about 1 in 1000 make it to be an adult. So we all need to do our bit by shielding condo lights every night; and not leaving anything on the beach overnight and filling any holes we might have dug.
- There are regulations protecting the turtles, so you could get a fine (up to $5000). So please help protect our wildlife and follow the rules. During turtle season, Condo and Lanai lights on the beach side must be turned off or shielded with closed blinds/curtains from dusk to daylight (several properties have added approved window tint on the beach side lanai doors, and installed “Turtle-proof” lights and orange bulbs on the lanai to alleviate this issue). There is up to a $5000 fine for causing the death of every turtle including newly hatched turtles; and the inspectors, as well as counting and cordoning off the new nests, do take “date and time” stamped photos of the condos every night as evidence of those with bright lights.
- Fines are typically levied on the Condo Association; they will pass these on to the owners; and we will charge these fines to your credit card on file. So please, please, please be extra careful in doing your bit to protect our turtles.

Maintenance and Repairs
- We try to keep all our properties to a high standard; but like your own homes, the unexpected does occur. If you do have any issues or breakages, then just let us know as soon as possible so that we might assist to get it fixed; typically there is zero cost to you. It really does help us and future guests enormously if you do let us know of any issues, large or small, rather than hide problems. We are happy to assist whatever the issue.
